The WORST of both worlds: neither the charm of a guest house nor the professionalism of a hotel. The website, photos and ads are completely misleading. There is no access to the garden unless you have booked the family suite. Most rooms are tiny, with zero intimacy when it comes to the bathroom/shower: they are all added as extra units inside the bedrooms, with glass walls and no insulation. They are also poorly built, the water from the shower leaks and the wooden floor and joints were moldy. The rooms may look alright at first glance but you'll quickly notice everything is built and upkept to very poor standards (see photos). Service is also poor: our room was not cleaned although we left during the cleaning hours to make sure the team had time to take care of it. No explanation was given, the reception staff did not offer anything (extra towels? fresh linen? compensation? a drink ? an APOLOGY? anything would have done at that point). Some low quality coffee pods / tea bags / sugar are provided in a kitchen in the basement, but no milk, and nothing else. They mentioned free "sweets" but none were providing unless this refers to the bag of peanuts that was on our bed when we arrived. The price for the quality of the accommodation is an absolute rip-off: you will be better off in another small hotel that maybe didn't put all their effort in curating their photos. (We paid over 200/night, and after we moved our booking to a less busy time from mid August to late July, we were asked to pay extra. They seem to practice dynamic pricing and there was no transparency on the fees. The hotel was not full during our stay ) The location is the only positive thing about the hotel, although I feel sorry for the other people living in the building who have complained about the disturbance caused by the guest house. We are so disappointed and hope this review will help future travelers make better accommodation choices when visiting lovely Donostia!

Don’t often do reviews but felt it was necessary this time. Our room (room 3) was very poorly designed with absolutely no space to even open our suitcases never mind anything else. The photos of the superior double with garden view was completely different to the room you gave us which was stupidly shaped and meant we were unable to spend any relaxing moments in our room. We are currently staying in a hotel in Bilbao in a room which is 18m2 and it is much bigger than Room 3. I don’t believe for a minute the room was 18m2. After travelling all the way from Australia to San Sebastián it was very disappointing. I have absolutely no idea how the room can be classed as superior. No air conditioning that worked, curtains that were covered in stains. walls that were dirty, a tiny desk that was lopsided so that you couldn’t put anything on it, bed shoved up against a wall, nowhere to hang any clothes and nowhere to hang wet towels. On one day our bed was made on the second day it was not?? We had to reuse wet towels each day as there was nowhere to dry them in the room. Really good location but the room we were in was pretty awful.

NEVER STAY HERE!!!!! I would put minus stars if i could! Shocking experience. We were charged €650 for 3 nights in this hole - a rip off bordering on a scam. The first day we arrived they tried to put us in a tiny room in the basement. We had to fight to be moved to the first floor. It was also a small room, huge stains on the ceiling, no wardrobe, cheap decor etc. The worst part was that every 5 minutes we had to listen to the air conditioning make a drilling sound. We couldnt sleep and called the 24 hr service at 3:30am, they disconnected the air conditioning leaving us without noise but sweating. The second day they tried to fix the air conditioning, but we were left with a mess in our room, a tube crossing into the shower and water dripping from the ceiling all day, a joke really to be paying over €200 a night for that. The room was partially flooded. Even worse was the service, the receptionist was rude and unprofessional.

Stayed for 3 nights in the room with garden- and river view. The interior design is nice to watch at, but also not practical or well thought out. We felt they put the most tiny garbage can in the toilet, so you have to make your own garbage-corner. We didn’t find out how to use the midget chair in a comfortable way. Also the dwarfish desk had been only in our way, we were running against it a lot of times. Maybe this is why it was already crooked from guests before who experienced the same. Things were falling of it. The shower was big, but nothing to put your shampoo on. Also the thing to put the showerhead on, was falling down all the time f.e. in the night, when we were sleeping. No privacy when you go to the relatively big toilet, in our room you couldn’t even close the glass door completely. As well as the glass door from the shower, it was mostly half flooded after. You can hear everything from your neighbors and the other way around. The „garden“ is small, but nice. The river is in the same direction, but it’s more a view at the pedestrian-boulevard/street. You know the river is there, but you can’t see it. One night a big tourist bus parked next to the boulevard and cooled down the whole bus for almost one hour which polluted the surroundings with emissions and noise. We only met the receptionist when we checked in - very friendly person. The cleaners did a great job, are friendly as well. But still we think the value for money was not justified. It was the most expensive room we booked in our whole vacation. Don’t recommend for couples, although the location is good!

This guest house is located close to the river and the city centre, but in a calm area. The person who welcomed us was very nice and welcoming. He offered by himself to give us address and advice for the visit of city and the best pitxos (tapas) area. All that in French. The room itself had good and bad sides. The good: it was large, modern, clean. The shower (Italian) was quickly hot, easy to use and clean. The bed was spacious and very comfortable. We slept very well. The bad: the room had two windows giving in a small and always dark inner court, the sliding glass separating the room from the toilet and bathroom didn't give a lot of intimacy and the sliding mechanism was a bit broken. Finally, they didn't told us that the drawers to put our clothes and stuff where below the bed, so we thought that they wasn't any drawer in the room. We discovered them when we left. Overall, at 50€ a night we thought it was a good quality price.
